1. The Digital Title Docs™ program is closing documents (or loan binders for commercial loans) sent to the buyer on CD-Rom. This digitized package usually consists of the HUD statement, note, recorded mortgage and deed, title policy and survey. Other documents can be included at the title broker’s request.
The program:
• Requires no internet navigation on the part of the consumer: does not rely on a web connection (speed and reliability) to view documents and does not put any document at risk to “hackers” or viruses.
• By providing a CD to the buyer, ROI can leverage the “deliverable” and market the professionals involved in the real estate transaction. Pictures, logos and contact information for the mortgage broker, home builder and/or realtor can be included on the outside of the packaging and internally (as an electronic multi-media “splash” screen) which display automatically every time the CD is viewed in any PC.
• Since the buyer’s CD is completely autonomous, no software is necessary on the PC to view documents.
2. The title agent will receive all scanned images for loading and viewing on its internal local area network. There is no cost associated with the scanning of the title agent’s file.
3. ROI can maintain all scanned images on its “locked down”, off-line back up drives. CD’s for title agent and/or buyer can be reproduced by request any time in the future. This feature will allow the title agent to reduce costs associated with requests from buyers for documents from prior years’ closings (phone calls, document storage and retrieval, copies and mailing.)
4. The cost of the Digital Closing Docs™ residential program basic service is $39.95 (plus tax) to $50.00 and is charged on the HUD.
5. Back file scanning can be included in the program.
6. Included in the cost of the basic service are 6-months file storage and destruction. Hard file regular retrieval is an additional $5.00 per file. Additional hard file storage is $0.30 per file per year.
7. Other Direct to the Buyer™ services:
• Notification™: notifies the title agent via email anytime the CD is viewed by the buyer. This may be an indicator of buyer activity and will allow the title agent to generate leads for themselves and business sources.
Cost: $4.95 per file (one-time charge).
•Additional Marketing Services: ROI can produce a multimedia presentation to include pictures, video, text, voice over, music, etc… to every CD to further market your company and products. Cost calculated by the hour.
